| 1. | Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) states that extensions and alterations to dwellings will be permitted where the proposal:
(i) is in keeping with the design of the existing dwelling and the character of the area;
(ii) would not significantly affect the amenities of any neighbouring dwelling; and,
(iii) would not result in over-development of the site.
The proposed front extension would, by virtue of its forward projection from the existing dwelling, represent an obtrusive and discordant feature in that it would upset the simple unity of this group of bungalows on the north side of Helen Avenue, significantly detract from the harmonious appearance of the area and conflict with its open and spacious character, contrary to the above policy. Furthermore, if permitted the proposal would set a precedent for other similar extensions in this area. |
