1.	Planning Policy Guidance Note 25 states that those proposing development are responsible for providing an assessment of whether the proposed development is likely to be affected by flooding and wheteher it will increase flood risk elsewhere and of measures proposed to deal with these effects and risks. The proposal has not taken into account the flood risk associated with this development and is therefore contrary to the above mentioned guidance.
