1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 18 of the (Listed Building and Conservation Areas) Act 1990. |
2. | The development shall be carried out in accordance with the amended plans Drawing No.005E,7B,004C and letter dated 26 March 2004 Ref.DB/mri/7923 on showing the deletion of the penthouse flats; the outside parking and amenity areas shall accord with the coloured layout drawing received 26 February 2004.
The reason for the condition is :-

3. | Prior to the commencement of development a full schedule of works and specification for the external and internal works to be undertaken shall be submitted to and agreed in writing by the Local Planning Authority the development shall be carried out in accordance with the agreed details unless otherwise agreed in writing by the Local planning Authorit; the schedule shall include -
-all new openings with windows and doors detailed,
-all items to be retained and removed
-building repairs,
-all new joinery
-details of the sliding/screen partitions
-and rainwater goods
-fire escape modifications
-parapets and finials
-and details of any means of cleaning the external fabric of the building
The reason for the condition is :-
The application site which comprises a Grade 2 Listed Building and the Local Planning Authority is seeking to ensure that the alterations are compatible with its special status. |
4. | Notwithstanding condition 2 above no work shall be undertaken to repair or reinstate the railings until a survey has been undertaken and a full schedule and specification of works to be undertaken has been submitted to and agreed in writing by the Local Planning Authority.
The reason for the condition is :-
The railings are included in the Listing of the building and are important to the setting of this Listed building. |
5. | Prior to works commencing on the site details of all services and positioning of equipment including casing concealment, pipe and duct runs, vents, grills, fire alarms shall be submitted to and agreed in writing by the LOcal Planning Authority.

6. | Prior to the commencement of development details of the means of hard and soft landscaping shall be submitted to and agreed in writing by the LOcal Planning Authority; the works shall be carried out in accordance with the approved plans prior to the occupation of any part of the development and the existing trees on the site shall be protected during the course of development by secure fencing (the details of which shall be agreed prior to any development commencing) whilst building works are being undertaken.
The reason for the condition is :-
In the interest of the visual amenity of the area and to protect the setting of the Listed Building. |
7. | Prior to the first occupation of the development hereby permitted, the proposed on site parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained available for use thereafter and no access other than that shown on the approved plans shall be created unless otherwise agreed in writing by the Local Planning Authority.
The reason for the condition is :-
To ensure the perminent availibilty of the parking/manoeuvring, in the interests of highway safety. |
8. | The Reason for the Approval.
The Local Planning Authority considers that the proposal subject to the above conditions complies with the aims of Policy BNV5 and BNV6 of the Great Yarmouth Borough Local Plan 2001. |
