1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.No amplification equipment required in connection with the use hereby approved shall be erected or installed anywhere outside the buildings which are the subject of this application and all doors and windows to the premises shall be kept closed when any amplification equipment is used or music played inside the restaurant/function room. The reason for the condition is :- In the interests of the residential amenities of the occupiers of dwellings in the locality.
3.The noise level created by any amplification equipment shall not result in an increase in current measured background levels at the boundary of the site. The reason for the condition is :- In the interests of the residential amenities of the occupiers of adjacent dwellings.
4.No external flues or vents shall be constructed or installed without the prior permission in writing of the Local Planning Authority.Any air conditiong units or any other outlet from the building shall be designed and located to prevent the transmission of noise from inside the premises to the external air. The reason for the condition is :- For the avoidance of doubt and in the interests of the residential amenities of the occupiers of adjacent dwellings.
5.No development shall take place until a full survey of protected species (such as barn owls and bats) has been undertaken and the results submitted to the Local Planning Authority. A scheme for their conservation where they occur shall be submitted to and approved by the Local Planning Authority in writing and the scheme as approved shall be fully implemented and completed before the use hereby permitted is first brought into operation. The reason for the condition is :- To prevent harm to protected species.
6.The use hereby permitted shall not be open to customers outside the hours of 8am. to midnight. The reason for the condition is :- In the interests of the residential amenities of the occupiers of adjacent dwellings.

8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria as set out in Policy TR2, Policy TR8, Policy BNV 18 and Policy NNV 6 of the adopted Great Yarmouth Borough-Wide Local Plan.
