1.	The proposed roof extension would be out of scale and character with the existing semi-detached bungalow and its surroundings and would thereby be contrary to Policy BNV18 of the adopted Great Yarmouth Borough-wide Local Plan whcih states that the Council will require alterations and extensions to buildings to be sympathetic to the character of the building to be extended and to its setting. The proposal would also be contrary to criterion (i) of Policy HOU18 of the adopted Local Plan which requires alterations and extensions to dwellings to be in keeping with the design of the existing dwelling and the character of the area. The creation of relatively large first floor windows at the rear of the bungalow would introduce a degree of overlooking of adjacent garden areas that would be detrimental to the residential amenities of neighbouring dwellings and would thereby be contary to criterion (ii) of Policy HOU18 of the adopted Local Plan.
