1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.The development shall not be carried out other than in complete accordance with the revised plan received by the Local Planning Authority on 17th. June 2004. The reason for the condition is :- For the avoidance of doubt and in the interests of the residential amenities of the occupiers of adjacent dwellings.
3.The garage shall only be used for private domestic use in connection with the dwelling to which it relates. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property. Continued on next page.
4.No development shall be commenced until a detailed plan providing for the trimming back of the hedgerow and trees to the east of the vehicular access to the application site and showing the boundary of the Somerleyton Estate where it abuts Highways land, has been submitted to and approved by the Local Planning Authority in conjunction with the Highway Authority and all work shall be completed in accordance with the scheme as may be approved before the dwelling is first occupied. The reason for the condition is :- To ensure satisfactory visibility along the highway at the access in the interests of highway safety.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for the erection of individual dwellings as set out in Policy HOU8 of the adopted Great Yarmouth Borough-Wide Local Plan
