| 1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | The materials used in the construction of the external surfaces of the extension hereby approved shall match those used in the existing dwelling in texture and colour unless otherwise stated on the approved plans.
The reason for the condition is :-
To secure a properly planned development. |
| 3. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting the order) no windows shall be inserted into the gable end wall above the ground floor level of the extension hereby approved without the prior written approval of the Local Planning Authority.

The application site is located in an area identified by the Environmental Agency at risk of possible flooding. The Environment Agency recommends that the design incorporates flood proofing measures into the design, these include barriers on ground floor doors,windows and access points and bringing electrical services into the building at high level so that plugs are located above possible flood levels. |
