1.	The proposal is considered by the Local Planning Authority to be contrary to Policy TCM13 of the Great Yarmouth Borough-Wide Local Plan in that Church Lane is unsuitable to cater for any additional vehicular movements by reason of its severely restricted levels of visibility at its junction with the A1064 Main Road, which is a classified road under the Norfolk County Council Route Hierachy and would be likely to cause danger and inconvenience to users of the public highway and would result in conditions detrimental to highway safety.
2.	The proposal to convert the outbuilding at Manor Farm is considered to be an overdevelopment of the site and would be detrimental to the form and character of the settlement and give rise to a development that would be detrimental to the residential amenities of the occupiers of adjoining properties contrary to the objectives of Policy HOU7 of the Great Yarmouth Borough-Wide LOcal Plan.
