| 1. | The proposal is contrary to Policies HOU7/HOU8 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the erection of five dwellings on this site would be likely to result in the loss of a number of trees and important greenery to the significant detriment of the character of this area of the village. |
| 2. | The applicant does not appear to control sufficient land to provide adequate visibility splays at the proposed site access. Consequently, if permitted the proposed development would be likely to cause hazard to road users and prejudice conditions of highway safety in conflict with Policies TCM13 and HOU7/HOU8 of the Borough-Wide Local Plan. |
