1.	The Local Planning Authority considers that the proposed garage will have an adverse effect on the outlook and amenity of the adjacent neighbouring residential property and the cumlative impact of the proposed garage in inconjunction with the existing structures forward of the dwelling house is likely to have a detrimental impact upon the character and design of the existing property and the street scene, the proposal is therefore contrary to Policy H11 of the Broads Local Plan 1997.
