1.	The proposal is contrary to Policy HOU 18 criteria(i)(ii)(iii) of the Great Yarmouth Borough Wide Local Plan 2001 in that it is considered by the Local Planning Authority to be out of keeping with the design of the existing dwelling and character of the area and would have an adverse impact upon the neighbouring properties to the side and rear. In addition, it is felt that partial development across the width of the plot would create a terrace effect, which would be detrimental to the appearance of the existing streetscene within this distinctive part of Cherry Road.
