| 5. | No dwelling shall be occupied until the car parking spaces allocated to that dwelling has been laid out, surfaced and drained and that area shall not thereafter be used for any purpose other than the parking of vehicles.

To ensure the adequate provision of car parking spaces for each dwelling. |
| 6. | No storage shall take place on the car parking and manouevring area indicated on the approved plan.
The reason for the condtion is:-
In order to ensure the retention and availability of the approved car parking areas. |
| 7. | Prior to the first occupation of the development hereby permitted a visibility splay measuring 2.0 X 90 metres shall be provided to each side of the three accesses where it meets the highway and such splays shall thereafter be maintained free from any obstruction exceeding 0.225 metres above the level of the adjacent highway carriageway.

| 8. | Prior to the first occupation of the development hereby permitted a visibility splay measuring 2.5x 90 metres shall be provided to the south of Dock Tavern Lane where it meets Riverside Road and such splay shall thereafter be maintained free from any obstruction exceeding 0.225 metres above the level of the adjacent highway carriageway.

| 9. | Prior to the first occupation of the development hereby permitted the proposed accesses and on-site parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter free from any impediment to that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking / manoeuvring area, in the interests of highway safety.

| 10. | Prior to the commencement of the development,and to the satisfaction of the local planning authority, a site investigation and assessment to BS10175:2001 shall be carried out. The investigation shall include details of known prevoius uses and possible contamination arising from those uses.
The reason for the condition is :-
Because the site may be contaminated. |
| 11. | Prior to the commencement of development a full acoustic assessment of the likely effect upon residential occupiers of the development shall be carried out and submitted for approval to the local planning authority; the assessment shall include a worst case noise scenario of the area during times of short term noise activity on the quayside sites on South Denes. A scheme of remediation shall be submitted for approval to the local planning authority ensuring internal noise levels do not exceed the Good Standard as detailed in BS82339 (with reference to the noise levels detailed in the acoustic assessment).

To demonstrate that noise levels inside the dwellings can be obtained which will comply with World Health Organisation and British Standard guidance. |
| 12. | Prior to the residential units first being occupied Flood warning notices shall be erected the site in accordance with the details of numbers, positions and wording all previously agreed in writing by the Local Planning Authority and the notices shall be retained and kept legible and clear of obstruction thereafter

In order to ensure that owners and occupiers of the premises are aware that the land is at risk of flooding. |
| 13. | Wet proofing techniques shall be utilised in areas of the structure below 3.85m AODN. prior to the development first being occupied in accordance with details agreed with the local planning authority prior to the development commencing unless otherwise agreed in writing by the local planning authority.
The reason for the condition is :-
To minimise the impact upon the development in the event of flooding. |
| 14. | The Reason for the Approval.
The Local Planing Authority considers that, subject to the above conditions development of the site complies with Policy HOU7 of the Great Yarmouth Borough Wide Local Plan 2001. |
