1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.No development shall take place until samples of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details. The reason for the condition is :- In the interests of the visual amenities of the locality as precise details of these materials have not been submitted. continued on next page :-
3.The proposed changing rooms, i.e. phase 1 of the development, shall not be brought into use until the layout of the existing car parking area has been altered to allow for dropping-off space for coaches and sufficient turning room for an ambulance or delivery vehicle. A plan showing these alterations shall be submitted for the prior approval of the Local Planning Authority and development shall be carried out in accordance with the approved details. The reason for the condition is :- In the interests of satisfactory development and highway safety.
4.The proposed sports hall, i.e. phase 2 of the development, shall not be brought into use until additional parking has been provided at a rate of 1 space/10m2 net public floor area, plus 2 coach parking spaces in the location indicated on Drawing No. HO115-83. A plan showing the layout and construction of the car park, the edge of which shall not be less than 9 metres from the eastern and southern boundaries of the site, shall be submitted for the prior approval of the Local Planning Authority. Development shall be carried out in accordance with the approved details and the parking area shall be retained thereafter free from any impediment to that specific use. The reason for the condition is :- To ensure the permanent availability of the parking area in the interests of highway safety.
5.The proposed sports hall shall not be brought into use until a scheme of landscaping for the purpose of screening the parking area referred to in condition No. 4 above has been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is :- In the interests of the residential amenities of the occupiers of adjacent property.
6.All planting comprised in the approved details of landscaping shall be carried out in the first planting season following the sports hall being brought into use; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
