| 1. | The proposal constitutes an overdevelopment of the site in that there is insufficient space on this restricted corner plot to satisfactorily accommodate a dwelling which would afford the standard of privacy and amenity normally looked for in new residential development. Moreover, owing to the constraints of the site it is likely that the proposal, if permitted, would not be in keeping with the general scale and form of new residential development in this locality. It is also likely that the proposed development would detract from the residential amenities of the existing bungalow which is positioned close to the southern boundary of the site. The proposal is, therefore, considered to be contrary to Policies TR20 and HOU17 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001). |
