1. | No development whatsoever shall take place until full details of the design, external appearance and landscaping of the development have been submitted to and approved by the Local Planning Authority and the development shall be carried out strictly in accordance with such approved details.
The reason for the condition is:-
Such details have not been submitted as part of this application. |
2. | Application for approval of reserved matters must be made not later than the expiration of three years beginning with the date of this permission and the development must be begun not later than whichever is the later of the following dates:- a) the expiration of five years from the date of this permission; or b) the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.

Required to be imposed pursuant to Section 92 of the Town and Country Planning Act 1990. |
3. | The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 12th March, 2003.

4. | The dwellings shall be of single storey construction and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting that Order) no windows or other openings shall be constructed in the roof or walls of the dwellings above ground floor level without the prior consent of the Local Planning Authority.

In the interests of the residential amenities of the occupiers of adjacent property. |
5. | The maximum floor area of the dwellings hereby permitted shall not exceed 80 sq.m.
The reason for the condition is:-
For the avoidance of doubt and to ensure that the development takes place in the manner contemplated by the Council on the grant of this permission. |
6. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting the Order) no extensions to the dwellings shall be built without the prior consent of the Local Planning Authority.

7. | The dwellings shall not be occupied until the access and turning area shown on the amended plan received on 12th March, 2003 have been laid out, surfaced and drained in accordance with details to be agreed in writing with the Local Planning Authority and those areas shall not be used thereafter for any purpose other than the parking and turning of vehicles.
The reason for the condition is:-
In order to ensure the provision of proper access and turning facilities in the interests of highway safety. |
8. | No work on the development hereby approved shall take place until a 1.8m close boarded fence has been erected on the boundary with no. 8 Busseys Loke.

In the interests of the residential amenities of the occupiers of the adjacent property. |
9. | An effective boundary screen to no. 1 Sandpiper Close shall be provided along the common boundaries through the maintenance of a hedge of at least 2m in height or by the erection of a close boarded fence of the same height and thereafter retained.
