| 1. | The proposal is contrary to Policy HOU8 (criterion E) of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the dwelling would, by virtue of its height, bulk and relationship to the existing dwelling to the north of the site, result in a material loss of daylight and sunlight to that property as well as having an overbearing and oppressive effect on the outlook currently enjoyed by the occupiers thereof. It is also considered that the proposal, which involves the sub-division of an existing plot, would be contrary to Policy HOU17 of the Local Plan in that it lead to a development out of character with the surroundings and would, in effect, constitute an overdevelopment of the site. |
