1.Policy HOU18 of the Adopted Version of the Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal : (i) is in keeping with the design of the existing dwelling and character of the area; (ii) would not significantly affect the amenities of any neighbouring dwelling; and (iii) would not result in overdevelopment of the site. The proposal is deemed to be contrary to the objectives of this policy in that the erection of a large single storey building would by reason of its height length and close proximity to the southern boundary of the property be over dominant in relation to the adjoining property, thereby having an overbearing and oppressive effect on its outlook to the detriment of its residential amenity. Furthermore, if approved, the proposal would give rise to an unduly obtrusive feature which would give rise to an unduly obtrusive feature which would be an overdevelopment of the site and out of character and appearance of the street scene and create an undesirable precedent for further similar developments to close in the spaces between the houses thus resulting in a cramped appearance of the street scene which would significantly harm the character and visual amenity of the area.
