1.	The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.	NOTES - Please read the following notes carefully:- The Environment Agency advise that the site lies within the tidal floodplain and is subsequently at risk of flooding. The site is at present defended from flooding from the 1 in 200 year level. However, the site could be at risk from flooding from breach or overtopping of the defences. The development will not be protected for the lifetime of the development (2050).
