1.	The proposed development by virtue of its location is considered to be inappropriately located, contrary to the provision of Policy HOU24 of the Great Yarmouth Borough Wide Local Plan (adopted by the Borough Council on 23rd February 2001.) being in a predominantly residential area lacking a wide range of facilities necessary to potential residents seeking to re-establish themselves in independant living. Furthermore the intensive use of the property in the manner proposed may give rise to conditions of disturbance to the occupiers of adjoining and nearby residential properties.
