No.Condition Text
1.The proposal is contrary to Policies HOU8 (criterion E) and HOU15 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the dwelling would, by virtue of its height and relationship to the existing dwellings at the rear of the site, constitute an unneighbourly form of development which would have an overbearing and oppressive effect on the outlook from those properties, as well as resulting in a loss of privacy for the occupiers thereof. Furthermore, in view of the size of the proposed dwelling, its close proximity to the rear boundary and the significant adverse effect it would have on the residential amenities of adjoining occupiers, the proposal is also considered to be an overdevelopment of the site.
2.The applicant does not appear to control sufficient land to provide adequate visibility splays at the proposed site access. Consequently, if permitted, the proposed development would be likely to cause hazard to road users and prejudice conditions of highway safety in conflict with Policies TCM13, HOU8 (criterion C) and HOU15 of the Borough-Wide Local Plan.
