1.Policy HOU18 of the Adopted Version of the Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal : (i) is in keeping with the design of the existing dwelling and character of the area; (ii) would not significantly affect the amenities of any neighbouring dwelling; and (iii) would not result in overdevelopment of the site. The proposal is deemed to be contrary to criteria of this policy in that the erection of a single storey side extension in such close proximity to the boundary and projecting well forward close to the front boundary of the site would, because of its height and bulk, give rise to an unduly obtrusive feature which would be out of character with adjacent properties to the detriment of the character and appearance of the street scene and result in an overdevelopment of the site. Furthermore, if approved, the proposal would create an undesirable precedent for further similar developments to close in the spaces between the houses thus resulting in a cramped appearance of the street scene which would significantly harm the character and visual amenity of the area.
