1.	The proposal to erect a terrace of garages in a part of which it is intended to accommodate small commercial vehicles in a section of the former rear curtilage of 37 North River Road, would result in a form of development detrimental to the residential amenities of the of the occupiers of the nearby properties by reason of overshadowing together with noise and disturbance from the proposed use. Moreover the proposal would result in the loss of the approved car parking provision in respect of the recently approved flat conversion at 37 North River Road which would thereby give rise to an unsatisfactory form of development and result in the provision of alternative parking for the previuosly approved development on land outside the control of the current owners which could not be satisfactorily accessed by reason of the proximity of the adjoining boundary fence to the north of the parking area. Furthermore it is considered that Yaxleys Road is unsuitable to serve the additional development proposed.
