1.	The proposal is contrary to Policies HOU8, HOU15 and HOU17 of the Borough-Wide Local Plan in that the sub-division of the existing plot would be detrimental to the residential amenity of the Old Post Office as a result of the significant reduction in the amount of private amenity space currently available to that dwelling. Furthermore, the proposal would perpetuate the use of a sub-standard access where visibility is severely restricted and where, due to lack of manoeuvring space within the proposed building plot, drivers of vehicles would be obliged to reverse in or out of the site. The proposal is thus considered to be detrimental to highway safety.
