1.	The proposal is contrary to criteria (D) and (F) of Policy HOU8 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the narrow unmade access road, which already serves eight dwellings, is considered unsuitable to cater for any additional development and that the proposed bungalow and garage, in terms of siting, would be significantly detrimental to the residential amenities of the occupiers of adjoining property.
