| 1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | No works shall commence on the site until such time as detailed plans of the roads, footways, foul and "on-site" surface water drainage have been submitted and approved by the Local Planning Authority.

To ensure the construction of estate roads are of a standard suitable for adoption as County roads. |
| 3. | No works shall be carried out on roads, footways, foul and surface water sewers otherwise than in accordance with the specifications of the Local Planning Authority.

| 4. | No dwelling shall be occupied until such time as a road and footway have been constructed from the dwelling to the adjoining County road to a standard to be agreed, in writing, with the Local Planning Authority.

| 5. | No work shall commence until the exact type and colour of the facing bricks and roof tiles have been submitted to and approved by the Local Planning Authority.

In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
| 6. | The garage shall only be used for private domestic use in connection with adjoining dwelling.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 7. | Before the development is commenced a scheme of planting and landscaping shall be submitted for the approval of the Local Planning Authority and the planting of trees and shrubs shall be carried out in accordance with the scheme as approved within one month of the approval. Any trees and shrubs so planted which dies within 5 years shall be replaced within one year by the applicants or their sucessors in title.
