1.	The proposal is considered by the Local Planning Authority to be contrary to Policy HOU8, HOU15 and HOU17 of the Borough Wide Local Plan 2001 in that the site is of insufficient size to accommondate 3 dwellings and garages on the site - as illustrated by the indicative drawings showing how the site could be developed - in a manner that produces a satisfactory living environment for future occupiers whilst complying with the Local Authoritys adopted highway standards resulting in a cramped form of development that is incompatible with the policy aims.
