1.	The proposal is contrary to the provisions of Policies HOU8 and HOU17 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the sub-division of the plot would result in a cramped form of development out of character and scale with the surroundings. Furthermore, it is considered that the application site is not of sufficient size to provide an adequate amount of private amenity space for the occupiers of the proposed dwelling. In addition to the above, the proposed dwelling would have a somewhat overbearing and oppressive effect on the outlook from the adjoining properties in view of its close proximity to the northern and western site boundaries. A degree of overshadowing would also result from the development to the detriment of the residential amenities of the occupiers of those properties.
