1.	The proposal constitutes an over-intensive and unneighbourly use of the property which would, particularly because of the lack of any soundproofing scheme, be detimental to the residential amenities of the occupiers of the adjoining dwelling and to the occupiers of the proposed residential units. Futhermore, if approved, the proposal would create an undesirable precedent for further similar sub-division of the modest terrace houses in the area with a resultant increase in residential density and parking requirements in an area lacking in off-street parking facilities, to the detriment of the character of the locality.
