No.Condition Text
1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.The development shall be carried out in accordance with the revised drawing No.175/1C and letter received by the Local Planning Authority on 14th October 2002. The reason for the condition is:- For the avoidance of doubt.
3.The extension hereby approved shall only be used in conjunction with the public house and at no time shall an independent retail unit be established without the prior written approval of the Local Planning Authority. The reason for the condition is:- For the Local Planning Authority to retain control over the use in this residential area.
4.The use hereby permitted shall not be open to customers outsde of the following times:- 4-30pm -10pm Tuesdays to Friday and 12 noon-2-30pm and 5pm to 10-30pm Saturday and not at all on Sundays. The reason for the condition is;- For the Local Authority to retain control over the development in order to protect the residential amenity of the area and in accordance with the terms of the application.
5.Prior to the extension being first brought into use, the eastern-most access located adjacent to the eastern boundary of the site, shall be permanently stopped up- the details of which shall be first agreed with the Local Planning Authority - and a car parking area suitable to serve the development provided and demarcated within the boundary of site to the satisfaction of the Local Planning Authority. The reason for the condition is:- To provide dedicated on site parking and to avoid increased use by vehicles of the eastern access in close proximty to the road junction in the interests of highway safety.
6.No work shall commence until the exact type and colour of the external facing bricks and roof tiles have been submitted to and approved by the Local Planning Authority. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of these materials have not been submitted.
