| 1. | The proposal is contrary to the provisions of Policy HOU20 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that (a) the amount of additional floorspace created by the proposed (replacement) dwelling would be greater than 10% of the 'existing' dwelling, and (b) a dwelling of the size proposed would be unsympathetic to its surroundings. |
| 2. | The proposal is contrary to the provisions of Policy HOU15 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd february 2001) in that the dwelling would, in view of its height, mass, close proximity to the northern flank boundary of the site and elevated position in relation to the adjoining property, have a dominating effect on that property to the detriment of its residential amenity. |
| 3. | The proposal is contrary to the provisions of Policy NNV2 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the dwelling would, by reason of its height, mass and prominent siting between two existing bungalows of relatively modest proportions, be an inappropriate form of development that would have an adverse impact on the landscape character of the area. |
