| 1. | The proposed house and garage would detract from the setting of the former vicarage (now in use as a restaurant) which, with its remaining curtilage, is an attractive feature of the Hemsby Conservation Area within which the site is located. Consequently, it is considered that the proposed development, which also involves the felling of a number of trees, would be detrimental to the character and appearance of the Conservation Area and is, therefore, contrary to the provisions of Policies HOU8, BNV9, BNV10, BNV13 and NNV23 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001). |
