1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
2. | The proposed vehicular access shall be constructed to Norfolk County Council residential access specidfication for a distance of 4.5 metres into the site measured from the near edge of the existing carriageway.
The reason for the condition is:-
To ensur the provision of a satisfactory access to the site. |
3. | All pedestrian and vehicular access to the site shall be gained by the new access road to the site and no access shall be gained onto Deborah Road without the prior, written consent of the Council.
The reason for the condition is:-
To ensure the development of the site takes place in the manner contemplated by the council on the grant of this permission. |
4. | Before the development is commenced a scheme of planting and landscaping shall be submitted for the approval of the Local Planning Authority and the planting of trees and shrubs shall be carried out in accordance with the scheme as approved within six months of the approval. Any trees and shrubs so planted which dies within 5 years shall be replaced within one year by the applicants or their sucessors in title.

5. | The existing trees on the site shall not be felled or damaged in any way without the prior consent in writing of the Local Planning Authority.

The existing trees represent an important visual amenity which the Local Planning Authority consider should be substantially maintained. |
6. | The existing hedge along the northern boundary of the plot shall be retained unless otherwise agreed in writing with the Local Planning Authority.
The reason for the condition is:-
In the interests of the visual amenities of the locality. |
7. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, no gates shall be erected at any point on the access road into the site, unless otherwise agreed in writing with the Local Planning Authority.

In the interests of highway safety. |
8. | No work shall commence until the exact type and colour of the facing bricks and roof tiles have been submitted to and approved by the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
9. | The garage shall only be used for private domestic use in connection with adjoining dwelling.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent property. |

11. | The Council's Access Officer has requested that the following items be incorporated in the proposed development in the interests of people with disabilities :-
(i) level or ramped approaches to all doorways (1:20 maximum slope preferred),
(ii) level standing at doorways,
(iii) flush thresholds, and
(iv) wide 838mm minimum easy to open doors. |
