| 1. | Approval of the details of the siting, design and external appearance of the buildings, and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority before any development is commenced.
The reason for the condition is :-
Such details have not been submitted as part of this application. |
| 2. | Application for approval of reserved matters must be made not later than the expiration of three years beginning with the date of this permission and the development must be begun not later than whichever is the later of the following dates:- a) the expiration of five years from the date of this permission; or b) the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.

Required to be imposed pursuant to Section 92 of the Town and Country Planning Act 1990.

| 3. | The dwellings hereby permitted shall be of single storey construction and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no dormer windows or other openings to the roofspace shall be provided unless otherwise specified in writing by the Local Planning Authority.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 4. | Notwithstanding the means of vehicular access shown on the submitted plan, NP.0312/2, the plans and particulars submitted in accordance with condition No. 1 above shall include a scheme for the widening of that access. The widening of the access shall be carried out in accordance with details to be agreed in writing with the Local Planning Authority in consultation with the Highway Authority and shall be completed prior to the occupation of the dwellings hereby permitted.

| 5. | The dwellings hereby permitted shall not be occupied until the vehicular access has been constructed in accordance with Norfolk County Council's residential access specification for a distance of 4.5 metres measured (into the site) from the near edge of the existing carriageway.

| 6. | The dwellings hereby permitted shall not be occupied until a parking/turning area has been provided within the site in accordance with details to be submitted to and approved in writing by the Local Planning Authority, and that area shall not thereafter be used for any purpose other than the parking and turning of vehicles.
The reason for the condition is :-
To provide for the parking of vehicles off the highway and to enable vehicles to enter and leave the site in a forward gear in the interests of highway safety. |
| 7. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no gates shall be installed at the vehicular access to the site.

| 8. | No development shall take place until a statement as to how it is proposed to control the movement of construction traffic (in terms of time and route) has been submitted for the agreement of the Local Planning Authority in consultation with the Highway Authority.

| 9. | No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. No dwellings shall be occupied until the boundary treatment to which a dwelling relates has been completed. Development shall be carried out in accordance with the approved details.

| 10. | The garages shall only be used for private domestic use in connection with the dwelling to which they relate.
