1.	In the opinion of the Local Planning Authority the residential use of this site has been abandoned and the derelict cottages are in such poor condition that any conversion would be tantamount to the provision of new dwellings in the countryside and may ultimately result in the erection of a replacement building. A replacement pair of cottages for holiday purposes in connection with the nearby fishing lake in this location, remote and in open countryside would be contrary to both national policies and Policies HOU10 and HOU20 of the adopted version of the Great Yarmouth Borough-Wide Local Plan Moreover the supporting information submitted to accompanying the application does not adequately demonstrate that the proposal complies with the criteria of Policy TR10 of the Great Yarmouth Borough-Wide Plan.
