| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | The tearoom shall only be operated in conjunction with the retail business carried on at the premises and shall not be operated or let as as a separate business. The reason for the condition is :- To ensure that the premises are used in the manner contemplated by the Local Planning authority on the grant of this permission and to enable the Authority to retain control over the use of the premises. |
| 3. | The parking area and service yard shown on the approved plan and the access thereto shall be kept clear of obstruction and available for use at all times. The reason for the condition is :- To ensure adequate off-street parking and servicing provision to meet the needs generated by the development in the interests of highway safety.
