| 1. | The proposal is contrary to the provisions of Policies HOU8, HOU15 and HOU17 of the Borough-Wide Local Plan (adopted by the Borough Council on 23rd February 2001) in that the sub-division of the plot would result in a cramped form of development out of character and scale with the surroundings. The development, as indicated, would leave the existing dwelling with inadequate private amenity space; and, due to its proximity to the eastern and western boundaries of the application site, the proposed bungalow would create a degree of overshadowing which, in the opinion of the Local Planning Authority, would be detrimental to the residential amenities of the adjoining properties. Furthermore, the proposed access arrangements are such that the increased traffic movements which would result from the development would be detrimental to highway safety at a point where vehicles manoeuvre and where visibility is restricted. |
