No.Condition Text
1.The proposal would lead to an intensification of the use of the existing access onto the B1152 Main Road, which is a busy principal route. In particular, the additional slowing, stopping and turning movements likely to be engendered by this proposal would result in conditions detrimental to highway safety and cause undue interference with the safety and free flow of traffic on this route. Consequently, it is considered that the proposal is contrary to the requirements of criterion (b) of Policy EMP17 of the Adopted Version of the Borough-Wide Local Plan and the provisions of Policy TCM13 of that Plan.
2.The proposal in respect of the use of part of the site for the storage of miscellaneous building materials and equipment would, particularly if it were to escalate, be likely to detract from the appearance and setting of the existing dwelling, i.e. the converted barn. Furthermore, this use, on a site immediately adjacent to the B1152 and close to other residential property, could result in conditions detrimental to both the landscape character of the locality and the amenity of that property. It is therefore considered that the proposal is contrary to the requirements of criteria (d) and (e) of Policy EMP17 of the Adopted Version of the Borough-Wide Local Plan and the provisions of Policy NNV2 of that Plan.
