| 1. | The proposal constitutes an overdevelopment of the site in that the dwellings, by virtue of their size in relation to the dimensions of the plots, would be unduly cramped and out of character with surrounding property. In terms, therefore, of Policies HOU8 and HOU15 of the Adopted Version of the Borough-Wide Local Plan, the proposal is considered to be detrimental to the character of the settlement. Furthermore, in respect of Policy HOU15, it is considered that the quality of the environment that would be created by the proposed development would not positively be enhanced. |
