| 1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | No work shall commence until the exact type and colour of the facing bricks and roof tiles have been submitted to and approved by the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
| 3. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 ( or any order revoking and re-enacting that Order) the dwellings shall not be extended in any way without the prior consent of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any extensions to the dwellings in the interests of residential amenity. |
| 4. | No dwelling shall be occupied until the means of enclosure has been erected along the front boundary of the site in accordance with the details shown on the approved plan.
The reason for the condition is :-
In the interests of the visual amenities of the locality. |
| 5. | Prior to the occupation of either dwelling the proposed combined access shall be constructed in accordance with N.C.C. residential access specifications from the near edge of the carriageway to the visibility splay sightline.
The reason for the condition is :-
In the interests of highway safety. |
| 6. | Gateposts, if installed, shall be set back a minimum distance of 4.5 metres from the edge of the carriageway and any gates shall be hung to open inwards only.
The reason for the condition is :-
To provide for vehicles to stand clear of the highway carriageway in the interests of highway safety whilst gates are being opened or closed. |
| 7. | Before either of the dwellings are first occupied the visibility splay shall be constructed for its full length in accordance with the details indicated on drawing No. 292/01 to form a widening of the existing footway.
The reason for the condition is :-
To ensure the formation of a satisfactory visibility splay in the interests of highway safety. |
| 8. | Prior to the occupation of either dwelling the parking/turning area shall be constructed in accordance with the approved plan.
The reason for the condition is :-
To ensure the provision of adequate off street parking in the interests of highway safety. |
