| 2. | The development shall be carried out in accordance with the amended plans drawing No.3068/2 Revision B.
The reason for the condition is:-
For avoidance of doubt and to protect the residential amenity of the nearby residential dwellings in accordance with Policy Hou 17 of the Great Yarmouth Borough Wide Local Plan 2001. |
| 3. | Prior to the dwelling first being occupied the vehicle turning area shown on the approved drawing shall be provided and shall be retained available for use there after.
The reason for the condition is:-

| 4. | The existing trees on the site shall be retained and shall not be removed or pruned below three metres in height without the prior written approval of the Local Planning Authority.
