The Environment Agency makes the following advisory comments in respect of the proposed development:-
It is the responsiblity of the applicant to ensure that the development will not affect any water features(ie wells, boreholes, springs, streams or ponds) in the area, including licensed and unlicensed abstractions.
If the applicant is proposing to construct any works to dewater the site, he must serve Notice on the Agency under s.30, Water Resources Act 1991. The Environment Agency will respond by issuing a Conservation Notice, specifying measures to be taken taken to protect existing sources.
The outflows should not enter watercourses leading to rivers, unless species native to the river area stocked and subject to mandatory health checks.
The Agency also recommends that gentle sloping margins are created to improve the value of the pond for nature. The Agency also recommends the planting of native plant species.
The site is at risk of tidal flooding as shown on the Agency's Circular 30/92 Flood Envelope Maps.
The Councils Access Officer advises that if these facilities are open to the public then full access for people with disabilities should be included eg: accessible platforms, toilets, social facilities, car parking and pathways. |
