1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
2. | The proposed vehicular access shall not be brought into use until it has been formed as indicated on the submitted plan, Drawing No. 042600:02A. Gateposts shall be set back a minimum distance of 4.5 metres from the near edge of the adjacent highway carriageway with the gates hung to open inwards only. Side walls shall be constructed as indicated on the plan and shall not exceed 1.05 metres in height above highway carriageway level.
The reason for the condition is :-
To provide for vehicles to stand clear of the highway carriageway in the interests of highway safety whilst the gates are being opened or closed. |
3. | The proposed vehicular access shall not be brought into use until it has been constructed in accordance with Norfolk County Council's residential access specification for a distance of 4.5 metres measured (into the site) from the near edge of the adjacent highway carriageway.
The reason for the condition is :-
To ensure the provision of an adequate means of access in the interests of highway safety. |
4. | The proposed vehicular access shall not be brought into use until a drained and surfaced parking/turning area has been provided within the site, the configuration of which shall be agreed with the Local Planning Authority, and that area shall not thereafter be used for any purpose other than the parking and turning of vehicles.
The reason for the condition is :-
To provide for the parking of vehicles off the highway and to enable vehicles to enter and leave the site in a forward gear in the interests of highway safety. |
5. | Within 3 months of the proposed vehicular access being brought into use the existing vehicular access to 'Fairway' shall be fully reinstated to Norfolk County Council's approved footway specification.
The reason for the condition is :-
In the interests of highway safety. |
6. | Notwithstanding the details indicated on Drawing No. 042600:02A, a 2 metre x 2 metre pedestrian sight splay shall be provided in the north eastern corner of the site and such splay shall be kept free of any obstruction in excess of a height of 1.05 metres above the level of the adjacent highway carriageway.

7. | The hedge planting indicated on Drawing No. 042600:02A shall be carried out in the first planting season following the completion of the new boundary wall; and any plants which within a period of 5 years from the completion of the wall die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.

In the interests of the visual amenities of the locality. |
8. | The garage shall only be used for private domestic use in connection with the dwelling to which it relates.
