1.	The proposed dwelling and garage constitute an over-development of a restricted site and, if approved, would by virtue of their close proximity to the boundaries of the site result in a cramped and unneighbourly form of development that would be detrimental to the amenities at present enjoyed by the occupiers of the adjacent bungalow by reason of overshadowing and loss of visual amenity. Furthermore, the proposed development would be out of character with the adjacent, more open layout of land and the more modest bungalows on the east side of Barn Lane and would therefore be detrimental to the form, character and setting of the settlement and contrary to Policy HOU 7 of the Modified deposit Version of the Great Yarmouth Borough-Wide Local Plan.
