| 1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | The development hereby permitted shall be carried out in accordance with the revised plan, Drawing No. 5300-04A, received by the Local Planning Authority on 29th May 2001 and the amended site location plan received by the Local Planning Authority on 1st October 2001.
The reason for the condition is :-
To ensure the permission relates to the correct documents. |
| 3. | No development shall take place until details of the exact type and colour of the external materials to be used have been submitted to and approved in writing by the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the locality as precise details of the materials have not been submitted. |
| 4. | The dwelling hereby permitted shall not be occupied until a parking/turning area has been constructed within the site in accordance with details to be submitted to and approved in writing by the Local Planning Authority, and that area shall not thereafter be used for any purpose other than the parking and turning of vehicles.
The reason for the condition is :-
To provide for the parking of vehicles off the highway and to enable vehicles to enter and leave the site in a forward gear in the interests of highway safety. |
| 5. | The dwelling hereby permitted and the associated commercial buildings shall not gain access to the B1159 other than by the existing access within the application site shown on the amended site location plan referred to in condition No. 2 above. Prior to the occupation of that dwelling the link to the existing vehicular access to the south of the application site shall be permanently stopped-up.
The reason for the condition is :-
In the interests of highway safety.

| 7. | THE APPLICANTS' ATTENTION IS DRAWN TO THE FACT THAT THE PERMISSION HEREBY GRANTED IS SUBJECT TO THE TERMS OF AN AGREEMENT DATED 18TH OCTOBER 2001 PREPARED UNDER THE PROVISIONS OF SECTION 106 OF THE TOWN AND COUNTRY PLANNING ACT 1990. THE OBJECT OF THE AGREEMENT IS TO CONTROL THE DISPOSAL OF LAND RELATING TO THE PROPOSED DWELLING AND THE OCCUPANCY OF SAID DWELLING. |
