1.Policy TR22 of the Modified Deposit Version of the Borough-Wide Local Plan states that 'in areas of residential and/or holiday accommodation' identified on the Proposals Map, development of vacant plots, and reconstruction, extension or alteration of buildings that requires the grant of planning permission will be permitted if the applicant can demonstrate that: (A) the local highway network would capable of accommodating traffic attributable to the proposal; (B) the development can be adequately serviced; (C) car parking can be provided in accordance with the Council's parking and servicing standards set out in Appendix X to Chapter 3 of the Plan; (D) the proposal includes adequate private amenity space; and, (E) the proposal is not likely to be affected by coastal erosion. The proposal, which encompasses reconstruction and a substantial enlargement of the original bungalow, and intended year round occupancy, bar six weeks (in each year), does not meet these criteria in view of the sub-standard nature of the highway network serving the site and would, consequently, be contrary to the provisions of the Local Plan. continued on next page :-
