| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | No fencing or other means of enclosure shall be erected so as to impinge on the existing footpath bordering the western and southern sides of the site. The reason for the condition is :- For the avoidance of doubt and to ensure that the footway is not obstructed. |
| 3. | The forecourt area shall only be used for the parking and turning of staff and customers' vehicles and shall be kept clear of obstruction and available for use at all times. The reason for the condition is :- To ensure that adequate off-street parking is provided in the interests of highway safety. |
