| 1. | The proposal constitutes an overdevelopment of the site in that the bungalows on plots 2 and 3 would be unduly cramped and out of character with surrounding property. Moreover, the lack of space between the proposed bungalows and the site boundaries would result in the new buildings appearing as oppressive and over-dominant features in relation to the adjoining residential properties. The new buildings, particularly the proposed bungalow on plot 2, would further adversely affect the residential amenities of adjoining occupiers by reason of overshadowing. In terms, therefore, of the likely effect of the development on the character of this locality and the amenities currently enjoyed by adjoining residents, the proposal is considered to be contrary to the provisions of Policy HOU6 of the Modified Deposit Version of the Borough-Wide Local Plan. |
