1.	The proposed works would result in the loss of a significant amount of historic fabric. In the opinion of the Local Planning Authority the unit in question is still capable of viable retail use with the existing column remaining in place. The proposal is, therefore, considered to be contrary to Policy BN4a of the Great Yarmouth Borough Wide Local Plan Deposit Version Spring 1999 which states that the Council will grant listed building consent for works to a listed building if they preserve the building, its setting or any features of special architectural or historic interest which it possesses.
