1.	The proposed building, principally on account of its relatively large scale, is considered out of keeping and inappropriate in this remote and sensitive landscape setting on the edge of the marshes and for this reason is considered to be contrary to Policy B11 of the Broads Local Plan in respect of design, to Policy TR25 regarding stables and to Policy H11 relating to extensions and annexes. Were it to be allowed, this would set a precedent encouraging similar developments in other parts of the Broads Authority which would have a cumulatively detrimental impact of the landscape character of this area.
