No.Condition Text
1.The proposal to erect a two-storey dwelling on this area of land, which is currently part of the rear garden of an existing property, constitutes an overdevelopment of the site, and would result in conditions significantly detrimental to the residential amenities of neighbouring occupiers contrary to Policy HOU6 of the Modified Deposit Version of the Borough-Wide Local Plan. In particular, the occupiers of the adjacent terrace of houses, which have short private gardens backing onto the site, would suffer undue disturbance, loss of light and privacy from the close proximity of the proposed dwelling, which itself would not afford the standard of amenity normally looked for in new residential development.
2.The access to the site, which would be gained over the presently unmade manoeuvring area to an existing block of garages and parking space, is considered unsatisfactory in that the additional traffic and parking of vehicles likely to be generated by the proposal would result in congestion of that area and detriment to users of the adjoining highway.
